One contract. One team. One number to call.

Turnkey means we design your project and then build it — drawings, approvals, procurement, contractors, supervision and handover. You approve decisions. You do not manage anyone.

Why it matters

The gap between design and construction is where projects die.

In the usual arrangement you hire an architect, then a contractor, and then you become the person standing between them. This is not bad luck. It is what happens when the person who drew it and the person who builds it answer to different contracts.

Who is responsible when something is wrong? The architect says the contractor built it wrong. The contractor says the drawings were wrong. You decide who is lying. We are. There is nobody else to point at.
What happens when the budget moves? The design was priced by someone who is not building it. The real number appears after you are committed. We price our own design, so an unbuildable budget is our problem to solve before you sign, not yours to absorb later.
Who coordinates the trades? You do — electrician, plumber, carpenter, fabricator, painter — usually over WhatsApp, usually while holding down a job. We do. You approve decisions; you do not chase people.
What does a change cost? Whatever you are told once the wall is already down. Priced and approved in writing before the work starts.

The process

Five stages, and what you hold at the end of each.

  1. 01 Week 1

    Conversation

    We visit the site, understand how you actually live or work, and tell you honestly what your budget can and cannot buy.

    You get A written brief and an indicative budget range. No charge.

  2. 02 Weeks 2–6

    Design

    Concept, layouts and 3D views, revised with you until it is right. Material and finish selection happens here, not on site.

    You get Drawings, 3D views, and a material palette you have signed off.

  3. 03 Weeks 6–8

    Costing

    A line-by-line bill of quantities against the approved design. This is where most projects go wrong — a vague estimate becomes a moving target. Ours does not move unless you change the design.

    You get A fixed, itemised quote and a dated project schedule.

  4. 04 Per schedule

    Build

    We procure, appoint and supervise every trade. You get regular site updates with photographs. Any change is priced and approved in writing before work proceeds.

    You get Weekly progress updates. One person accountable.

  5. 05 Completion

    Handover

    Snagging, cleaning, and a walkthrough where we close every open item before you take possession.

    You get Keys, warranties, and a defects-liability period.

Anything outside this is quoted separately and in writing before it starts. If something here does not apply to your project, it comes out of the price.
